Northdale, FL is an unincorporated community in north Hillsborough County. Cheval lies to the north, Lutz to the northeast, Lake Magdalene to the east and Carrollwood to the south. Its ZIP code is 33624.
The name comes from its location on North Dale Mabry. Older census records and the county’s own list still call it Greater Northdale, which was the name of the census area before it was shortened. Either way, it’s home to about 23,000 people.
The median home in Northdale was built in 1986, and about 73 percent are owner-occupied. A house that age has seen nearly 40 Florida summers. Whatever roof is on it now, chances are it isn’t the first one, and the next replacement comes with rules worth understanding ahead of time.

One Community, Two Names
Whether your paperwork says Northdale or Greater Northdale, the roofing answer is the same. The community is unincorporated, so it doesn’t have a city building department. Hillsborough County Development Services issues roof permits through its HillsGovHub portal.
We confirm the jurisdiction for every job, file the permit and schedule the county’s progress and final inspections.
Why a Big Repair Can Become a Full Roof
Hillsborough County treats older roofs differently from newer ones. For a roof put on before the 2007 Florida Building Code took effect, replacing more than a quarter of it within a year triggers an upgrade: the entire roof, or the whole section being worked on, must then meet today’s code.
That matters in Northdale, where many roofs were installed before 2007. If storm damage covers a large area, the job may be bigger than the damage alone suggests. We check your roof’s age and lay out both scenarios before you decide. The county explains the rule on its re-roof inspection page.
What a Second-Generation Roof Looks Like
If your roof was replaced in the late 1990s or early 2000s, it’s probably near the end of its life too. Look for shingle grit in the gutters, cracked rubber boots around plumbing vents and dark stains on ceilings near exterior walls.
Decking can also be an issue on older houses. When we tear off, we check every sheet and replace any that are soft or delaminated, so the new roof has something solid to fasten into. Any decking replacement is listed on your estimate up front.
Roofs on Rental Homes
With roughly a quarter of homes here rented, plenty of Northdale owners manage a roof from a distance. A small leak that a tenant doesn’t report can do a lot of damage before anyone notices.
We work directly with owners and property managers, coordinate access with tenants, and send photos of what we find so you can make decisions without driving over. Repairs and replacements are itemized so they’re easy to keep for your records.
Flooding and Roof Drainage
Hurricane Milton caused flooding in the Carrollwood and Northdale area in October 2024, with 10 to 15 inches of rain across much of the county. When the ground is already saturated, every gallon that comes off the roof needs somewhere to go.
Gutters that are clogged, sagging or undersized dump water right next to the house. We replace soft fascia, install seamless gutters and point downspouts away from the slab. See our gutter, soffit and fascia services.
Shingle Choices for a Replacement
For most Northdale homes, a high-wind architectural shingle is the practical choice. We install Owens Corning and GAF systems with sealed underlayment and the manufacturer’s high-wind nailing pattern.
If you’re picking a color, browse GAF colors or ask us to bring samples. If you belong to a homeowners association, check whether it has color rules before you choose.
After a Storm Hits
If wind opens your roof, we provide same-day dry-in to stop water from getting in while the permanent repair is planned. Then we inspect the whole roof and take photos for your insurance claim, separating storm damage from age-related wear so the claim is clear.

Frequently Asked Questions
Is Greater Northdale the same place as Northdale?
Yes. Greater Northdale was the older census name for the same community. Roof permits for it come from Hillsborough County.
My 1980s house had its roof replaced around 2000. Does the 25 percent rule apply?
Yes, if that roof went on before the 2007 Florida Building Code. Replacing more than 25 percent of it within 12 months means the whole roof or section must meet current code.
Can you work with my tenants to get on the roof?
Yes. We coordinate access with tenants or your property manager and send you photos so you don’t have to be there.
Do you replace rotten decking during a re-roof?
We inspect every sheet after tear-off and replace any that are damaged. You’ll see that on the estimate before work begins.
How fast can you cover a storm-damaged roof?
We aim to dry in the opening the same day so no more water gets in while the permanent repair is planned.
