Land O’ Lakes, FL is an unincorporated community in central Pasco County, covering about 21 square miles, more than two of them water. About 35,900 people lived here at the 2020 census, and homes use the 34637, 34638 and 34639 ZIP codes.
The name dates to September 1950, when the area took in the older settlements of Denham, Ehren and Gowers Corner under one name. US 41 is the main north-south road, State Roads 52 and 54 cross east to west and the Suncoast Parkway runs along the western edge. Conner Preserve and Cypress Creek Preserve keep large areas green.
Census estimates count about 15,100 housing units, mostly single-family homes built from the 1980s through the 2000s. Newer master-planned growth continues in Connerton, which spreads across about 4,800 acres of the former Conner ranch.

The County Permit Office Is in Town
Land O’ Lakes isn’t a city, so roof permits come from Pasco County Building Construction Services. Handily, the county has one of its building offices in Land O’ Lakes, along with offices in New Port Richey and Dade City.
The county uses a residential roofing permit package and its own Re-Roof Guidelines, filed through PascoGateway, and contractors must be registered to pull permits in unincorporated Pasco. We handle the county roofing permit and inspections from start to finish.
Homes From the 1980s Through the 2000s
Most Land O’ Lakes houses went up during a twenty-year stretch of steady growth. The oldest of them are likely on their second roof by now, and many of the 2000s homes are reaching the age when original shingles start to give out.
Common signs are granules in the gutters, curled or cracked shingles on the sunny slopes and leaks around vents and skylights. We’ll inspect and tell you whether a repair buys real time or a replacement makes more sense. When it’s time, we install high-wind shingle roofs from Owens Corning and GAF.
Roofs on the Lakes
With more than two square miles of water inside its boundaries, Land O’ Lakes lives up to its name. If your home faces one of the lakes, keep in mind that wind picks up speed across open water and hits the first row of houses with less to slow it down.
On lakefront roofs we pay close attention to edges, ridge caps and the slope facing the water. We install to the manufacturer’s high-wind nailing pattern with sealed underlayment, and we make sure gutters and downspouts carry rain away rather than toward the shoreline side of the house.
When Cypress Creek Rose After Milton
After Hurricane Milton in October 2024, Cypress Creek overflowed, and about three feet of water cut off Lake Padgett Estates East. For some families, getting in and out of the neighborhood was the first problem.
Flooding is a ground-level issue, but the storms that cause it usually bring wind and heavy rain too. If your home came through Milton, it’s worth having the roof inspected separately from any water damage below. Our storm and wind damage inspections include photos for your insurance claim.
Newer Homes in Connerton
Connerton’s homes are newer, and most of their roofs are still young. That doesn’t make them immune to storms. A newer roof can still lose shingles in high wind or develop a leak at a poorly sealed vent or valley. After a storm, a quick inspection catches those problems while they’re small and easy to document.
We inspect and repair newer roofs as carefully as old ones, and our new construction roofing work means we know how these roofs are put together in the first place.
Tile and Metal Options
Some Land O’ Lakes owners want something other than shingles. Concrete tile offers weight and a long service life, but it needs framing that can carry it, which we check before recommending it.
Metal is lighter, sheds rain quickly and lasts a long time. We’ll price shingle, tile and metal side by side so you can choose based on your house and your plans.
Same-Day Help After a Storm
If wind or a falling limb opens your roof, call us. We provide same-day dry-in to seal the opening and stop more water from getting in.
Once the weather clears, we inspect the whole roof and give you an itemized estimate for the permanent repair. We photograph the damage for your insurance claim and explain which items are storm-related and which are normal wear.

Frequently Asked Questions
Who issues roof permits in Land O’ Lakes?
Pasco County Building Construction Services. Land O’ Lakes is unincorporated, and the county has one of its building offices here. We pull the permit and schedule the inspections as part of the job.
Is Starkey Ranch part of Land O’ Lakes?
No. Starkey Ranch is in Odessa. We work in both areas, but they’re separate communities.
Does a lakefront home need a different roof?
Not a different roof, but a careful installation. Open water lets wind build, so edges, ridge caps and the water-facing slope get extra attention.
My neighborhood flooded during Milton. Should I check the roof?
Yes. Storms that flood creeks usually bring wind and heavy rain as well. A roof inspection makes sure wind damage isn’t missed while you deal with flooding.
Can my house support a tile roof?
It depends on the framing. Tile is much heavier than shingles, so we check before recommending it and suggest metal or high-wind shingles if tile isn’t a fit.
