Pasadena Hills, FL traces its name to a community planned in 1925. Today it’s a census area of more than 31 square miles between Dade City and Zephyrhills, with about 11,120 residents at the 2020 census.
Much of that land falls within the Villages of Pasadena Hills, a plan Pasco County adopted in 2008 for roughly 20,000 acres bounded by SR 52, US 301, Curley Road and Clinton Avenue. The plan allows for up to about 42,000 homes over time while keeping more than 7,000 acres rural. Communities in the area include Watergrass, Oak Creek, Stonebridge, Hidden Creek and Silverado.
The housing reflects that growth. Census estimates count about 5,880 homes, and roughly 43 percent were built in 2010 or later. At the same time, about a quarter are mobile homes, so brand-new roofs and much older ones share the same census area.

One Name, Many Kinds of Houses

Pasco County Handles the Permit
Pasadena Hills is unincorporated, so roof permits come from Pasco County Building Construction Services, not from Dade City or Zephyrhills. Reroofs require a permit, filed through the county’s PascoGateway portal. With so many neighborhoods built in phases, it’s easy to assume the nearest city handles it, but the county does.

Your Builder’s Roof, Years Later
Thousands of homes here were built and roofed since 2010. Most of those roofs are fine, but the common trouble spots on any newer roof are predictable: pipe boots, flashing at walls and chimneys, ridge vents and shingles that never fully sealed down.
A check after the first few hurricane seasons can catch those small issues while they’re cheap to fix. If you’re buying a home in one of the newer communities, a roof inspection before closing is worth the time too.
