Zephyrhills, FL became a town in 1910 and a city in 1914. About 17,200 people lived inside the city limits at the 2020 census, and the city sits where US 301, known in town as Gall Boulevard, crosses State Road 54. SR 39 and SR 56 reach it too, and CR 54 runs through town as 5th Avenue.
The name travels well beyond the city. Zephyrhills bottled water is headquartered here and drawn from Crystal Springs just to the southeast. Skydive City operates out of Zephyrhills Municipal Airport, and AdventHealth Zephyrhills serves much of east Pasco. Around the city are three separate census areas, Zephyrhills North, South and West, whose residents use the same Zephyrhills mailing address.
Much of the housing here has a retiree and winter-resident character, with mobile-home and RV parks alongside older neighborhoods and newer golf communities. That mix means roofs of very different types, ages and materials can sit within a mile of each other.

A Zephyrhills Address Isn’t a City Permit
The City of Zephyrhills Building Department, at 5335 8th Street, issues permits only for properties inside the city limits. A house in Zephyrhills North, South or West has the same mailing city but falls under Pasco County, which runs its own permitting through the PascoGateway portal.
Before we quote, we check the property record to see which side of the line your home is on. That decides which office we file with, which forms apply and who comes out to inspect. You can read the city’s requirements on the City of Zephyrhills Building Department page.
The City’s Roof Affidavit
Inside city limits, a reroof comes with paperwork beyond the permit application itself. The city publishes a Roof Affidavit form on its Building Department page, and it’s part of documenting how the new roof goes on.
We handle the permit and the required forms as part of the job, so you aren’t the one tracking down signatures. If you’re comparing estimates, it’s fair to ask every contractor whether permitting and city paperwork are included in the price.
What Milton Taught About Water
Hurricane Milton dropped about 14 inches of rain on Zephyrhills in October 2024. Streets flooded in the Silver Oaks neighborhood and around the Silverado Golf and Country Club area, and some homes were still surrounded by floodwater months later. Just weeks before, Helene had broken a resident’s oak in that same area.
Rain like that tests every weak spot at once: worn pipe boots, tired flashing, clogged valleys and gutters that can’t keep up. If your roof was older going into 2024, a careful inspection is worthwhile even if you never saw a drip. Our storm and wind damage page explains what we look for.
Mobile Homes and RV Park Roofs
Many Zephyrhills residents live in manufactured homes, often in parks built around winter residents and retirees. These roofs are usually low-slope and lightweight, and they tend to fail at seams, edges and around rooftop units rather than in the middle of the panel.
We’ll look at your home and tell you plainly whether the roof needs a repair, a coating or a full replacement, and whether it’s work we’re the right fit for. Lightweight metal roofs are one option owners often ask about.
Gutters for Inland Downpours
Zephyrhills is well inland, so salt air isn’t the issue it is on the coast. Water is. Summer storms here can drop inches of rain in an afternoon, and flat lots don’t move it away quickly.
Seamless gutters sized for the roof, with downspouts pointed where the ground actually drains, keep that water off your fascia and away from the slab. We also replace soft fascia and soffit before it lets water and pests into the attic. See our gutter, soffit and fascia work.
Shingle, Metal or Tile in Town
Most site-built homes in and around Zephyrhills carry asphalt shingles. When we replace them, we install Owens Corning or GAF high-wind systems with the manufacturer’s nailing pattern and sealed underlayment.
Metal is a strong choice for owners who plan to stay a long time, and tile suits homes whose framing can carry its weight. We’ll lay out the trade-offs in cost and weight before you decide, with an itemized estimate.
After a Storm Hits Town
When a limb comes through the roof or wind peels back a section, rain follows fast. We provide same-day dry-in to seal the opening and stop further water damage while the permanent repair is planned.
Once the weather clears, we inspect the whole roof and take job photos you can send to your insurance company.

Frequently Asked Questions
Does every Zephyrhills address get its roof permit from the city?
No. Only homes inside the city limits go through the City of Zephyrhills Building Department. Homes in Zephyrhills North, South and West share the mailing address but are permitted by Pasco County.
What is the city’s Roof Affidavit?
It’s a form the City of Zephyrhills Building Department publishes for reroofing work inside city limits. We take care of it along with the permit.
My street flooded during Milton, but the roof didn’t leak. Should I have it checked?
It’s worth it, especially on an older roof. Days of heavy rain can loosen flashing and soak decking without leaving a stain right away.
Do you work on mobile home roofs in Zephyrhills?
We’ll inspect them and tell you honestly what the roof needs. Some jobs suit a repair or a lightweight metal roof, and we’ll say so if another option makes more sense.
Can I finance a new roof?
Yes. We offer roof financing options, and we’ll walk you through them alongside your estimate.
