Trilby, FL Roofing in Pasco’s Northeast Corner

Trilby is a tiny unincorporated community in the northeast corner of Pasco County, a former rail hub whose streets are named for characters in a Victorian novel.

Trilby, FL is one of the smallest communities we serve, with about 430 residents at the 2020 census and the ZIP code 33593. It sits in the far northeast corner of Pasco County, with US 98 along its east side and CR 575 running through it. Lacoochee is next door.

The post office opened here as Macon in 1885. Henry Plant renamed the town Trilby in the mid-1890s after George du Maurier’s novel, and its streets were named for the book’s characters. Trilby was once a busy railroad hub, and it was incorporated twice, from 1901 to 1909 and again from 1913 to 1935.

On May 29, 1925, a fire destroyed all 15 buildings on the west side of the business district. Today Trilby is a quiet, unincorporated community.

No Town Hall, So the County Permits

Trilby hasn’t been incorporated since 1935, so there’s no town building department. Roof permits come from Pasco County Building Construction Services, filed through the county’s PascoGateway portal.

A full reroof needs a permit, and the county’s roofing package includes Re-Roof Guidelines. We pull the permit and handle the inspection. The forms are on the Pasco County permits and forms page.

What the 1925 Fire Still Teaches

Trilby lost the entire west side of its business district to fire in a single day. Fire safety and roofing materials have come a long way since then. Asphalt shingles, metal and tile roofs are all far more fire-resistant than the wood that was common a century ago.

If your home still has old wood components at the roof edge or in the attic, we’ll point them out. Replacing rotted fascia and keeping dry leaves out of gutters and valleys are simple steps that help.

Looking Under an Older Roof

In a town this old, some houses have likely been reroofed several times. Before we price a replacement, we check the attic and decking for soft spots, old plank boards and leftover layers.

We replace damaged decking before the new roof goes on, and your estimate explains how that’s priced so nothing comes as a surprise.

Metal and Shingle Options

On a rural home, a metal roof is a strong long-term choice. It sheds rain and leaves quickly and needs little upkeep. High-wind architectural shingles from Owens Corning or GAF cost less up front and perform well when installed to the manufacturer’s high-wind nailing pattern.

We’ll compare both on your house and explain roof financing if you’d like to spread out the cost.

Gutters and Fascia Under the Trees

Where trees grow close to the house, they drop leaves into gutters and valleys, and overhanging limbs rub on shingles in the wind. Clogged gutters overflow behind the fascia and rot the wood that holds the roof edge.

We replace soft fascia, install seamless gutters with guards where needed and recommend trimming limbs back from the roofline.

After a Storm

If a storm brings down a limb or tears up part of your roof, we provide same-day dry-in to seal it and keep rain out while the permanent repair is planned. Then we inspect the whole roof and provide job photos for your insurance claim. More on our storm and wind damage service.

We inspect for damage that isn’t obvious from the ground, like lifted shingles, cracked pipe boots and loose flashing, so small problems get fixed before the next heavy rain.
