Sun City Center, FL is an unincorporated community in southern Hillsborough County, between Ruskin to the west and Wimauma to the east, with Apollo Beach to the northwest and Balm to the northeast. Sun City Center Boulevard (SR-674) runs through the middle of it, I-75 Exit 240 sits at its western side and US-301 marks its eastern edge.
Development began in the early 1960s, and the community has grown to about 31,000 residents. It’s a 55+ community: each home needs at least one occupant who is 55 or older, and people under 18 can’t stay more than 30 days a year.
That history means the housing spans six decades. Some streets date to the first years of construction, while others were built much later, so roofs here range from recently replaced to well past due. Most homes share one thing, though: an association, and often a neighborhood property owners’ association too.

The Association, Then Your POA
The Sun City Center Community Association, formed in 1986, enforces the community’s covenants, and many individual neighborhoods have their own property owners’ associations on top of that. A new roof is an exterior change, so it’s wise to ask both groups what they need to see before work begins.
Rules differ from one neighborhood to the next, so we don’t assume. We give you the manufacturer, product line and color in writing, with samples if your POA wants them, so your request is complete the first time. Once you have approval, we schedule the job.
Why the Age of Your Roof Matters
Hillsborough County has a rule that catches many owners of older homes by surprise. If your roof went on before the 2007 Florida Building Code took effect, and more than 25 percent of it is replaced within a 12-month period, the whole roof or roof section has to be brought up to current code.
In practice, a large repair on an older roof can turn into a full replacement under the rules. We check the age of your roof before we quote, tell you which side of that line a repair falls on, and price it accordingly, so there are no surprises once the permit is filed.
Permits and Inspections
Sun City Center isn’t an incorporated city, so roof permits come from Hillsborough County Development Services. The county’s re-roof process includes a progress inspection during the job and a final inspection at the end. You can read the county’s re-roof inspection requirements for the details.
We file the permit, meet the inspectors and close the job out. You don’t need to be on the roof or on the phone with the county; we handle it and keep you posted.
Estimates You Can Read at the Kitchen Table
Roof decisions are big ones, and nobody should feel rushed into them. We write itemized estimates that spell out tear-off, decking, underlayment, flashing, vents and the roofing itself, so you can compare them line by line with any other bid.
If you’d like a son, daughter or friend to look over the estimate with you, we’re happy to walk them through it as well. For larger projects, roof financing can spread the cost out.
Shingle, Tile or Metal
Most homes here are good candidates for high-wind architectural shingles, which give a clean look at a reasonable price. We install Owens Corning and GAF systems to the manufacturer’s high-wind nailing pattern; you can browse Owens Corning styles and colors before you talk to your POA.
Tile and metal are worth considering if your association allows them and the house is suited to them. Tile is heavy, so we check whether the framing can carry it before recommending it.
Gutters, Downspouts and Dry Walkways
Florida downpours can send a sheet of water off the roof edge onto entry walks and patios, and wet concrete gets slippery. Gutters with downspouts aimed away from doors and walkways keep that water where it belongs.
We install seamless gutters, replace rotted fascia behind old ones and add guards where trees drop leaves. See our gutter, soffit and fascia work for details.
When Storms Come Through
Hurricane Milton brought gusts of 80 to 100 mph across the Tampa Bay area in October 2024, along with 10 to 15 inches of rain in many places. Storms like that loosen shingles and flashing even when nothing obvious blows off.
If your roof is damaged, we provide same-day dry-in to seal the opening, then inspect the whole roof and give you photos for your insurance claim. Our storm and wind damage page explains the process.

Frequently Asked Questions
Do I need association approval before replacing my roof in Sun City Center?
In most cases you should check with both the Community Association and your neighborhood POA before any exterior work. We provide the product and color details they usually ask for.
My roof is older. Can I just repair part of it?
It depends on how much. Under Hillsborough County’s rule, replacing more than a quarter of a pre-2007 roof within 12 months means the whole roof or section must meet current code. We’ll tell you where your repair falls.
Who issues roof permits in Sun City Center?
Hillsborough County Development Services, because Sun City Center is unincorporated. We file the permit and arrange the inspections.
Can a family member be involved in the estimate?
Of course. We’re glad to go over the estimate with anyone you’d like to include, in person or by phone.
Is a tile roof a good idea for my home?
It can be, if your association allows it and the framing can carry the weight. We check both before recommending tile over shingles or metal.
